Inclusionary Zoning (IZ) and Affordable Dwelling Unit (ADU)
Specific to our communities in the District of Columbia, we are proud to offer apartment homes to households that make up to a maximum of 80% of the Median Family Income for Washington, DC. Programs are different based on the community, and requirements specific to each affordable housing program must be met. For households interested in renting IZ apartment homes, please complete your IZ Orientation Class prior to starting your search. Note that priority is given to registrants who live or work in the District of Columbia. Income and rent limits change annually.

Committed Affordable Units (CAF)
Arlington County’s Committed Affordable Unit program offers affordable rental CAF units in apartments throughout the County and we are proud to participate at our RiverHouse James community. Interested households can make up to a maximum of 60% of the Area Median Income. Income and rent limits are based on median income statistics for the Washington-Arlington-Alexandria Metro Area issued annually by the Department of Housing and Urban Development (HUD). Moderately Priced Dwelling Unit (MPDU)
Montgomery County's Moderately Priced Dwelling Unit (MPDU) Program offers affordable rental MPDU units in apartment communities located throughout the County and we are proud to participate at our 8001 Woodmont community. Interested households can make up to a maximum of 70% of AMI with renewing residents bumping up to 130%. Income and rent limits change annually. Workforce Housing Program (WF)
JBG SMITH is proud to preserve affordability for middle-income residents – such as teachers, healthcare workers, first-responders, administrative professionals, and other workers whose services are vital to our thriving communities. Through LEO Impact Capital (LEO), our workforce housing investment management platform, we are committed to helping people live in neighborhoods that set them up for success at rents they can afford and have already preserved more than 3,000 units across the DMV.
